INCREASING LISTING ENGAGEMENT IS THE WAY TO GO

Imagem
Many realtors have taken advice and hired marketing specialists whose aim is to raise their client’s social media profile. For the most part, the costly advice does little to actually increase sales, because they focus on the realtor’s persona. POV videos are a favorite of marketers. They seem innocuous and fun, yet I have watched some videos that will probably do more harm to the realtor’s image than good. Not only that, they take time and effort to produce.   Other tactics, such as suggesting new places to eat and shops are quite naive, at best. Unless the realtor does have 1 million followers, the post might reach a couple of hundred folks at most and will ultimately be a time-wasting exercise.   The real problem is competition. Some statistics claim there are over 2 million realtors in the US at present. That is a lot of people seeking the spotlight. Clients, on the other hand, rely ever less on realtor’s expertise picking property, and go to platforms such as zillo...

INSTAGRAM LIKES DO NOTHING TO BOOST YOUR LISTING’S STANDING IN ZILLOW

I know. You hired a very expensive Social Media marketer, who told you a lot of things, backed up by questionable “statistics”, and sold you on the idea of creating a comprehensive social media campaign, including professional headshots, multiple funny POV videos, surveys, podcasts, and other silly ploys, such as posting suggestions of new restaurants and shops, to create engagement with your social media account.   After spending close to US$10,000, you got thousands of likes, new followers, hundreds of LOLs, but there was not a dent on sales. What gives?   The listing is the realtor’s most important asset, ensuring that they make money no matter who sells or buys the property while the contract is on. Engagement with the listing, not with your personal instagram account, will ensure your listing goes towards the top when a zillow search is performed. You see, zillow and other platforms such as realtor, use engagement on their platform, not outside, as...

JUST HOW GOOD IS AI TRANSLATION?

I have been exposed to machine translation from the very beginning, so in the 90s I had already tried computer software in a few language pairs. To tell you the truth, they were all very bad back then.   However, time flies when you are having fun, and it does the same when you are not. With time translation software has become better, I must admit. However, most AI translations still sound like AI text, devoid of style and life, incapable of understanding figures of speech, cynicism, irony, humor, nuances, and the proverbial text between the lines.   However, I knew that sooner or later it would be widely adopted as a tool, so in the last couple of decades I continued to study several software titles in myriad languages.   As it stands, AI produced translation still has a major problem: it reads context very poorly. That, in certain languages, can have disastrous consequences, for the same word can have different meanings in the same language, for inst...

Should you really build an Instagram audience?

Internet presence is a necessity these days, if you want to evolve in your professional and personal life. Millions of people aspire to live a life of fame, luxury and little work by becoming influencers, trusting coaches and handlers galore that promise Instagram fortune to anyone, regardless of age, body type, beauty, speech issues, lack of intelligence, culture or talent, or offering no content with any redeeming social value. Although some people that do not fit the mold young-beautiful-woman who is willing to appear almost naked actually make it, one may say there is the inclusive narrative behind this. The powers that be (Mr. algo, Silicon Valley, celebs, coaches, PR people, the press) like to portray Instagram as a place anyone can become an instant success, so they make famous 90-year old ladies, dysfunctional folks, ugly people, unfunny comedians, untalented singers and actors, to give the semblance of a level playing field.  Do not be fooled. The people that make it are e...
